Top tips for selling your home
When we make a purchase as big as a home, it is almost always an emotional purchase. Recent statistics suggest that we have made our decision within the first three seconds. With that in mind it is so important that we make a good first impression for the potential buyer. Whilst you may not have the budget to replace all the carpets or fit a new kitchen, there are things you can do to create a welcoming environment to secure that sale. Here are some top tips:
Tip 1. Declutter
Simple but effective. Clutter is a big no-no, when trying to sell your home. People struggle to see beyond clutter and will automatically presume that you are trying to hide something. They will make assumptions that a lack of organisation might also mean poor structural maintenance too. It is very difficult to create a homely feel for the buyer when the house is full of junk. Take the plunge and throw away everything you don’t use or need, what better opportunity than when moving house? Trust me, it will be worth it!
Tip 2. Neutralise
Taste is subjective but one of the key’s to selling your home quickly is appealing to the masses. Allow people to visualise putting their own stamp on the property. Get rid of the vibrant walls and replace it with some neutral paint, it doesn’t need to cost a lot of money but it will create a fresh and spacious feel which can help drive the sale. You may love the existing décor but that bright red wall could have an adverse effect. To give yourself the best chance of achieving a sale, create a calm and neutral space.
Tip 3. The Kitchen
Arguably the most important room of the house, for a lot of people the kitchen is the deal breaker. However big or small your budget, this room needs to be the priority. According to all the leading Estate Agent’s, the kitchen is worth more per square foot than any other room. This doesn’t need to cost the earth, you can pick up new cupboard doors relatively cheaply and it will transform the whole room. Little things like replacing the taps portray the feeling of a new kitchen and is definitely worth the investment.
Tip 4. Let There Be Light
Even the dingiest of hovels can look a million times better with the correct lighting. This is one of the easier ones to solve. Placing a mirror opposite a window will help to create more light. It is important that the windows are clean and clear to maximise the effect. Accessorise with lighter colours and paler shades to create a light and neutral feel. Candles can also help create a cosy and warm environment.
Tip 5. Don’t Be Nose Blind
Sometimes we become so accustomed to pungent household smells that they stop having an impact. Whether that comes from our pets, cigarette smoke or household cleaning products, we need to be mindful that they can be really off-putting for potential buyers. It is surprising how much of a part smell has to play in such an important decision. The good news is that this very easily resolved. Realistically most of us don’t have time to be freshly baking bread but fresh coffee is an easy win. Make sure all the drains are unblocked and the house is well aired prior to any viewings. If possible remove any furniture that smells of pets or smoke, failing that you will need to thoroughly clean the upholstery and use an odour neutralizer product to mask the smell. Light fragranced candles as this is something people most people respond positively too.
